what we look for during your roof inspection

clogged downspouts

clogged downspouts

clogged downspouts

Clogged downspouts prevent water from exiting the roof system, causing it to back up and overflow. This can result in significant water damage to the home's foundation, basement flooding, rotten fascia boards, damaged landscaping, and, in winter, ice dams.

damaged vent boot

clogged downspouts

clogged downspouts

A damaged roof vent boot is one of the most common causes of roof leaks, often responsible for up to 95% of leaks around vent pipes. Because they are made of rubber or plastic, they often dry rot and crack long before the surrounding shingles fail, typically within 10–15 years.

curled shingles

clogged downspouts

missing shingles

Curled shingles, often appearing as edges turning upward (cupping) or downward, are a serious sign of roof deterioration. Rather than just a cosmetic issue, they indicate that the shingles have lost their flexibility due to age, heat, or moisture issues, leaving the roof vulnerable to further damage.

missing shingles

clogged downspouts

missing shingles

Missing shingles leave a roof vulnerable to leaks, allowing water to damage underlayment, decking, and insulation. Immediate consequences include water infiltration leading to rot, mold, and damaged interiors, alongside weakened structural integrity, & potential pest infestations.

clogged eavestrough

clogged eavestrough

clogged eavestrough

Clogged eavestroughs (gutters) prevent proper water drainage, causing water to overflow and pool around the home's foundation. This results in major, costly issues such as foundation cracks, flooded basements, rotted fascia boards, mold growth, ruined landscaping, and sagging roofs.

loose granules

clogged eavestrough

Asphalt granules in eavestroughs (gutters) are the mineral-coated, sand-like debris that sheds from asphalt shingles. While small amounts are normal, significant accumulation can act like heavy sludge, causing structural damage to gutters and indicating accelerated roof degradation.

thermal heat loss

clogged eavestrough

thermal heat loss

Thermal heat loss in is a major cause of energy waste and structural damage, with up to 25%–35% of a home's total heat loss often escaping through an improperly insulated roof. This loss, significantly increases energy consumption and causes long-term damage, such as ice dams.

mold

thermal heat loss

Mold on shingles acts as a destructive agent, causing premature aging, granular loss, and structural deterioration, which can shorten the roof's lifespan by years. It feeds on the organic components and limestone filler in shingles, leading to decay, cracking, and water infiltration.
